Anyone who already has an existing reservation for the upcoming year 2025 will be notified in the new year before deposits are processed.

As a small bed and breakfast with a limited number of rooms, your reservation is very important to us. When you book with us, we reserve your room exclusively for you, which means we may turn away other potential guests. To maintain the high-quality service and attention to detail that all our guests deserve, we have established the following cancellation policies, effective January 1, 2025:
Cancellations Made More Than 10 Days Before Arrival:
We will refund your deposit, minus a $5.00 processing fee.
Cancellations Made Within 10 Days of Arrival:
The deposit becomes non-refundable.
Cancellations Made Within 2 Days of Arrival:
The full reservation balance will be charged to your card on file.
If unforeseen circumstances require you to cancel or modify your reservation within these time frames, we understand and want to assist where possible. If we are able to rebook your room, we will refund you the amount equal to the new booking revenue for your room, minus a $5.00 processing fee.
For example: If your reservation balance was $200, and we rebooked your room for $150, you would receive a refund of $145 ($150 rebooking revenue minus the $5 processing fee).
Compassionate Exceptions:
We recognize that emergencies and extreme circumstances can occur. If you experience a medical emergency or other serious situation, please contact us directly. We handle these instances on a case-by-case basis and will do our utmost to accommodate you.
